You will have to pay a reservation charge on EUR 335 when you reserve an apartment*. The reservation is standing until the first available viewing trip or until you are forwarded a preliminary contract from Seller, added to this is another 14 days.
If you want to go on a viewing trip, you will have to pay EUR 670 per participant. At purchase up to EUR 1.340 is returned to you for the expenses concerning the viewing trip. This happens when a bank guarantee is provided. The guarantee is provided in pursuant to the preliminary contract.
Afterwards the buyer is asked to sign a power of attorney and a declaration of citizenship. Both documents must be signed in the present of a notary at the court registry. Seller will inform the municipality when your apartment is finished. They will afterward send an authorized building inspector who will go through the building and check if the work has been done as promised. If the building is accepted on this inspection the municipality will issue an Act. 15, which is broadly equal to a operating permit in Denmark. When the Act. 15 is issued the deeds on the apartments will be made. When the deed is registered the purchase price is paid to Seller. The purchase price is paid at one time. At the same time the buyer will receive his deed. This procedure makes it possible for the buyer not the have any risks when paying for the apartment, because he gets the deed for his apartment at the same time.
The handover of apartment will happen automatically when it is finished and will be carried out by the empowered attorney if the buyer doesn’t show up. Afterwards the buyer will have to go through his apartment and check for flaws during his first stay in his apartment. The eventual flaws that are found during this examination are to be entered in a special form for flaws. These forms will be handed over and registered in relation to the buyer’s first stay in his apartment.
After the examination of the apartment the buyer shall within 48 hours return the completed form to contractor’s appointed person who will hereafter register the form and sign a receipt.
Significant lacks and flaws will be corrected immediately. Other lacks and flaws will be corrected when it is convenient in relation to use of the apartment but will at the latest be corrected in connection to 1st year examination.
List of complaints from the buyer will be reviewed and commented continuously to the buyer based on rejected lacks/flaws and lacks/flaws that are entitled to be corrected.
