Geography

The new associated EU-country Bulgaria is situated on the southeast part of Europe on the Balkan Peninsula. Up north Bulgaria bonders on Romania, to the south reaches Greece and Turkey, to the west is Macedonia, Serbia and Montenegro and in eastern direction is the Black Sea.

Bulgaria is with a complete area of 110.993 square kilometers, approx. one and a half time larger than Denmark. The country is cut off from east to west by the Balkan Mountains, where the highest point is the mountaintop on Musala, situated south of Sofia, with its 2.925 meters. The country has a total coastline of 354 kilometres to the Black Sea.

Big cities in Bulgaria

Sofia with approx. 1.368.000 citizens is the capital city of Bulgaria

Varna is the second biggest town with a population on 380.000 people and is situated northeast by the Black Sea.

Plovdiv is Bulgaria’s third biggest town with 378.000 people. It is situated 150 kilometres southeast of Sofia.

Bourgas with around 212.000 people is situated in the southeast part of the country - also by the Black Sea Coast. 

The Black Sea

The Black Sea is approx. 450.000 square kilometers. It is 1.154 km long and 610 km broad at its largest point. The ocean depth is approx. 2.200 m. and it is connected with Mediterranean Sea through the Bosporus Channel, the Marmora Sea and the Dardanelles.

A series of Middle and East European rivers flow into the Black Sea i.e. Danube, Dnestr, Dnepr and Don. Because of the inflow of water from these rivers the Black Sea is relatively poor on salt. 

Language

Bulgarian is the official and most used language; nevertheless Romanian, Greek, Turkish and Armenian are also well spoken in Bulgaria.

Bulgaria is a western oriented country with Christian cultural values and an exciting dramatic history. Eastern orthodox is the dominating religion in the country and 82,6% of the population are members in the Bulgarian Orthodox Church (Christian Orthodox). Furthermore 12% of the population are Muslims, 0,6 % are Catholics and 0,4 % are Protestants.

The cathedral Aleksander Nevskij in Sofia is one of the biggest orthodox churches in Europe.

A British market survey from 2003 ranked Bulgaria as one of the top five countries that the English buyers prefer. The picture was the same in 2006 in Bulgaria.

According to articles in the Financial Times Bulgaria is facing a big economic growth in the future. The business life is undergoing a healthy development, and together with a political, economical and financial stability makes a foundation for the rise of property prices.

In the past three to five years, the prices have been rising between 10 % - 35 % per annum depending on the situation of the property. Another important factor is the country’s nearly exhaustless potential for tourism. 

Since 1997 the country has experienced economic growth of 4-5%, which increased the foreign investments and macroeconomic stability.

Today many firms are looking after long lasting business partners. The Danish firms have realised the many obvious opportunities provided by the Bulgarian property market.

Here is the real opportunity of investment on property market with a very good potential for creating value.

To this should be added a lot of other factors like the decreasing unemployment, the falling interest rate, increasing foreign investments, which in 2005 reached approx. 1,9 billion Euro (8,9% of the GNP) and not less than a economic growth of 5,2 % in 2005.
The foreign investments in the first half year of 2006 were 1,4 billion Euro- an increase of 50 %.

In 2006, the economic growth was 5,5 %. By these numbers it could be stated that Bulgaria’s economic success in 2005 and 2006 is better than many other Central and East European member countries that we admitted to the European Union in 2004. 

Bulgaria offers very good opportunities for different forms of tourism for a price level that are way under the ones at the traditional tourist destinations. There is no doubt that the tourism in Bulgaria has a very strong growth potential. Bulgaria is considered by the Danes as the most preferred charter destination and not less than 70.000 Danish tourists visited the country in 2005- an increasing of 30% in a relation to the year before. In total 4,8 billion tourists visited the country in 2005.
